House rules
By booking, our guests agree to the following house rules.
1
Unfortunately, pets are not allowed in the apartment.
2
The accommodation is not suitable for infants and children under 12 years old.
3
Parties and events of any kind are not permitted.
4
Commercial photography and filming are not permitted.
5
Smoking – including e-cigarettes and vaporizers – is permitted only on the balcony. Please do not smoke inside the apartment or in front of the building.
6
The maximum occupancy of the apartment is 2 people.
7
Please complete the guest registration form online before check-out and leave the additional charges in cash in the flat.
8
Please lock all windows and switch off all electrical appliances and lights when leaving the apartment.
9
Open flames (e.g. candles) are not permitted in the apartment or on the balcony.
10
Please refrain from watering or pruning the plants.
11
Please always close the parasol when leaving the balcony.
12
Please dispose of dryer lint and feminine hygiene products exclusively in the trash can.
13
Please remove your street shoes in the entrance area.
14
Please watch television and listen to music at a normal volume.
15
Rearranging or moving furniture is not allowed.
16
Please open and close the 3-part glass sliding door carefully and slowly.
17
Please remember to turn off the radiators when ventilating your home in winter.
18
Should any damage occur, please inform the host or co-host immediately.
Other additional costs
Additional costs - we kindly ask our guests to leave these amounts in cash in the apartment no later than check-out:
(1) In accordance with the regulations of the city of Villach, we are obliged to pay a total tax (= local tax overnight tax) per guest and per night.
(2) The final cleaning fee depends on the length of stay: up to and including 3 nights: €29 | from 4 to and including 6 nights: €39 | from 7 nights: €49
(3) Guests with e-bikes can make use of the covered, lockable bicycle parking area, which includes charging facilities. For stays of 4 nights or more, a flat-rate fee of €10 applies.

Guest register sheet
In order to comply with the legal obligation to register (Registration Act), we are required to record the details of all guests. The guest registration form must be completed online by the time of check-out – the relevant link will be sent to you by email in good time.
Check-in
Check-in is possible from 3 pm. Early check-in is possible upon request.
Guests are preferably greeted personally and given the key. A brief tour of the apartment is then arranged, questions are answered, and a few helpful tips are provided.
If guests are unable to meet the check-in time, i.e., arrive after 7 pm, or if the host or co-host cannot be present upon arrival, the key will be provided via a key box.
The code for the key box will be sent in good time if required.
Guests are allowed to park along the house wall.
The parking area is marked with two signs prohibiting stopping and parking. These signs apply exclusively to visitors of the church and not to guests of the accommodation!
From the parking lot, a short flight of stairs leads directly to the front door of the accommodation.
The bicycle parking space is located in our second garage. See the photos for details.
Check-out
Check-out is possible until 11:00 am. Late check-out is possible upon request.
Please turn off all devices and lights.
Please close all windows.
If you haven't already done so: Please fill out the guest registration form online and visibly deposit the additional costs in cash. Thank you very much!
Things like disposing of trash, stripping bed linen, washing towels, etc. are part of the final cleaning and our guests do not need to do them!
Please lock the front door.
Please leave the key in the key box. The code will be sent to you via message before check-out.

Plant service appointment

Houseplants* hold a special place in our oasis. As is well known, they can have a positive effect on health**, but they also need care. For this purpose, a service appointment is scheduled once a week.
Guests will be notified in advance and do not need to be present! The disruption will be compensated for by the disposal of the accumulated waste and the replenishment of available consumables (coffee, shampoo, etc.).
* Safe for allergy sufferers, as all our plants are grown hydroponically.
** Purify the air, increase humidity, reduce stress, etc.

Terms and conditions
1. Scope
These terms and conditions apply to all direct bookings of the apartment "oase9500" via the website or by email.
2. Booking & Contract Conclusion
Bookings can be made via the booking form or by email.
The contract is concluded upon written booking confirmation.
3. Prizes
The prices quoted at the time of booking apply. The accommodation tax/local tax will be shown separately.
A final cleaning fee will be charged after each stay. Payment is made on site and depends on the length of stay according to the following breakdown: up to and including 3 nights: €29 | from 4 to 6 nights inclusive: €39 | 7 nights or more: €49
The tourist tax and the final cleaning fee must be paid in cash on site.
E-bikes can be charged at the bicycle parking area. A flat fee of €10 applies for this service from the 4th night onwards.
The accommodation fee, the final cleaning fee and the e-bike flat fee must be paid in cash on arrival.
4. Payment terms
An invoice will be sent after booking confirmation.
Down payment: Total amount due within 14 days
For short-notice bookings: Total amount due immediately.
The accommodation reservation becomes binding upon timely receipt of payment. If full payment is not received by the due date stated on the invoice, the reservation will automatically expire and the accommodation may be re-let.
5. Cancellation policy
Cancellations must be made in writing. The following conditions apply:
Up to 30 days before the agreed arrival date: free cancellation
29 to 8 days before arrival: 70% of the total amount
From 7 days before arrival: 90% of the total amount
In case of no-show: 100% of the total amount
The decisive factor for calculating the deadlines is the receipt of the written cancellation.
There is no entitlement to a refund in case of early departure.
6. Arrival and Departure
Check-in: from 3 pm
Check-out: until 11 am
7. Liability
The guest is liable for any damage caused. The landlord is only liable for damage caused intentionally or by gross negligence.
A covered parking space for bicycles is available in the second garage, which can be locked with a roller door. Use is at your own risk. The landlord accepts no liability for theft, loss, or damage to bicycles parked there.
8. House Rules
The house rules correspond to the house regulations and are part of the accommodation contract.
9. Place of jurisdiction
Austrian law applies.
The place of jurisdiction is the court with subject-matter jurisdiction at the landlord's place of residence.
